In my experience they're heavily weighted in the Seller's favor. 

Do you still buy properties to fix and flip or weight until everything is back to normal?

It is sad that the media is also putting all the weight on the landlord's, like they are horrible people.

The Starbucks is willing to pay more money per FT which increases NOI and the sale value is a lower cap rate now changing tenant mix for the center weighted to a national credit junior anchor.  

If anything I think those appraisals might be slightly easier since they give more weight to the income approach rather than the sales comparison approach, and he didn't go in any of the units so he wouldn't have had to make any adjustments for unit condition.Or for all I know, it's none of the above.

That is a personal mental hurdle that you must consider and weight in on in preparation.   

Definitely will weight my strengths and weakness and what fits me best.

They may have difficulty with rent 3-4 months from now.That would be my take, but others need to weight in too!

I’m also in the camp that this will be a 2-4 month economic crisis and weight that more to the lower end of that range.

Especially weighted toward the large cabins, but the smaller cabins also have had substantial decreases in income for March/April.
