I've already got:- Signed lease-  Five Day notice to pay or quit delivered by the Sheriff- Tenants Rights and Responsibilities Acknowledgement form signed by tenant acknowledging receipt of legal aid info.- Rent Ledger and payment history from the online payment service to track rent payments- Email correspondence between Landlord and Tenant regarding rent and maintenance on the property.Already had the hearing where the tenant showed up and disagreed that they owe rent. 

We served the tenant 90 day notice as she was throwing massive parties in the home with complaints from neighbors, etc.

The biggest challenge, more than handling maintenance, is managing tenant relationships and understanding the legal responsibilities.

If they are legal to live and/or work in the US they will have the proper paperwork and be issued the proper numbers to track them and run checks.

In Minnesota, we cannot legally discriminate against a tenant who has a felony on their record.

Maybe sign your own lease (from Wisconsin Legal Blank, store in Milwaukee or order online) but keep it MTM.Also, a little brokerage 101: when you ask for something in an offer, always make sure it is specific, with a deadline and includes consequences.
