GC's are all very well prepared in contracts now post covid, so there will be job stops when there isn't $ to cover those job cost runs. 

It’s super important you prioritize the end product: something that gets the job done well as an STR.

It's been disappointing when the fed cuts caused increases in the 5yr rate (that our dscr loans are tied to).

Can you do side hustles, cut down costs to get rid of these debts?

Is this a highly populated area, are there lots of jobs, are people moving to the area or is the population declining?

My suggestions would be in this order:(a) Determine the type of financing you qualify for - this will short cut the process considerably and save time on investment angles and next steps.

The most useful switch I made was from a vendor who kept insisting the water was fine (it wasn't and no, the chemicals didn't just need more time) to a true pro who doesn't gouge us for maintenance and does a consistently great job.
