Personally I think there's still so room to drop I would wait for a few months to refi.That said it is important to watch the economy very carefully - if we enter Japan 1990 scenario (and it looks like we are) things will change.

Hi Everyone,I am living and working in Japan and about to begin negotiations with my realtor on the above.I think I need to ask for a selling price equivalent to $450K (i have entered the values in the calculator in rough USD (dividing JPY by 100) to give me a rough idea of the costs associated and where I need to go.I have rerun the calculator with lower purchase costs up to $450K but I am not sure how to get the best value and therefore make the best offer. 

The way I see it, there are at least 4 of us here in Japan and perhaps we could benefit from forming a mutually supportive group since to my knowledge there is no REIA around for us to join.I don't know if the messages disappeared before you could see I will be in Tokyo in a couple of weeks for a conference and perhaps we can meet then.Thanks again for the lead,Pyrrha
