Inside relating to the property itself like tenant injuries and outside relating to my personal life like car accidents.The book I’ve read suggests that an ideal structure of real estate assets in CA is to hold each property in an LP and have an LLC formed in Wyoming or Nevada as general partner - for cost and protection reasons.

As far as covering this in a lease agreement, I see no legal or ethical way to have a tenant hold a landlord harmless for any injury that occurs at a property due to disrepair/lack of maintenance.  

As for right now, I'm in a bit of a transitionary period (injury) and have a few months to sit around and work on my computer.

More recently I just spent another $15K renovating the downstairs unit after that tenant moved out.To add insult to injury I paid above market value for the property when you include all the closing costs, and now I have $35K more in it, not to mention 2 months of lost rent due to the abatement.  

I.E, job loss, injury.

My insurance broker said that I could get a full GL policy that would cover me for ensuing damage due to property defects and injury claims that arise from issues post-sale.

He’s going to be flight-for-life’d to a larger hospital, one better equipped to handle this type of injury.

Has anyone ever invested in medical liens backed by personal injury cases. 

I would definitely consult your Homeowner's Insurance policy as most policies will exclude coverage with injuries from specific breeds of dog.
