There are plenty of other motivated sellers and distressed homes out there to look at. 

What have been a few places y’all have had the best results when it comes to finding wholesale leads with motivated sellers? 

I was in touch with a lot of agents I even have a folder with all the pics and contacts but I have not done much with it, I have been very busy trying to fix a rental property and also been quite involved with this crashing market since January ( my stocks took such a hit , I have lost all motivation).

It's either distressed with value add opportunity based on seller motivation, or priced at or above real market value.

We're looking to start investing in Florida with a motivation of snow-birding at some point. 

totally agree, I sell more deals for Columbus to out of state than the locals because they don't have liquify. even literally real estate agents with all the data at their finger tips there isn't enough motivation to convince them 

With or without science, my experience is valid enough for me and has and will continue to influence where and how I invest in Real Estate.

For starters motivated sellers do not typically bring this up.
