@Brandon DesprasI have never used this tactic but listening to podcast interviews it sounds like people are getting most of their deals through- work of mouth, mailed cards and sometimes spotting a homeowner outside and talking with them

They come by word of mouth through your network.Generally speaking, you find those folks by networking, Also generally speaking private money and hard money lend locally.

I’m thinking word of mouth will spread to good news fast enough.
