Change the area through neighborhood programs, change the reputation of the area, get rid of external issues that keep your rent rates depressed, but all of this take time.

So I had to buy property with a house on it and call the building an external garage. 

Obviously, there are other techniques and strategies vary based on the investor, the market, and other external factors. 

The guy I contacted to install it suggested ventilating into the attic, rather than externally, since the attic itself is already ventilated.

Downside is that if you're using it outside with it's water-proof case, it doesn't get external power (just the battery pack), which will only last a few hours. 

- Internal and external capex budgets- Cost of goods (especially with supply chain issues)- Are you planning to use new property mgt software or other tools?

If none of the strategies you like and are willing to work anymore due to external circumstances, you can keep what you have from the time when some or all strategies worked and focus on preparation for market conditions to get back into your frame of strategies.I agree that currently most published strategies (at least published on BP) still work if you find the right deals.

Local (on device) storage that later syncs when web access is regained would be a slick solution.Robust backups - both online/continuous backup plus the ability to dump a snapshot of data to an external hard drive.Easy access via search to contact details.What deal(s) they're a candidate for.Ability to text through the app.When responding via email, text or phone, auto suggest a follow-up task with a drop down for when to make contact next.Calendar that syncs to your smart phone.Ability to schedule appointments with fields for location and notes for the meeting. 

You cannot depend on the external environment and limit yourself because of it.
