-One can most definitely be evicted for habitually paying late (I consider 3 out of 12 months habitual), and that is exactly what you will put in your notice to cease/quit.

It won’t cost her anything but it will show when the late payments occurred, whether it was more of a one time event vs a habitual thing, when the delinquencies drop off, and how long it’s been since her last late payment.

When I was marooned in Ohio I would habitually drive 10 miles to another town to get my sweet tea fix (if I couldn't get home and drink it from the fridge), which wasn't great (Captain D's) but better than no tea at all!

We had a habitually late payer,  and instead of raising rent, we told them  "it's the same if you pay by the first, $25 after that, and then $25 late fee" and this has worked for 90% of our tenants, and the ones that CHOOSE to pay later, pay more.. simple and easy, it's their choice!
