You may find cash flowing properties OOS now but those may not necessarily experience the same opportunity to appreciate as much down the line compared to CA properties... nor would you get the same amount of cashflow you may expect (the grass always seems greener on the other side).

It looks like if they leave on their own, which they may do if you start raising rents 8-10% per year anyways, then the investor can raise it to whatever they want.based on that read its the weakest rent control on the planet..

Being on the greener side, it seems so risky to offer without at least a  general inspection contingency that I wonder how these investors do it ..my first thought is when they go to visit the property before they offer, they go with a contractor and try to see work needed but even then, the structural integrity of the building might not be fully known upon offering and then it seems more of a dice roll/ speculation than calculated risk..

S piece where investments can be sold internationally to folks not on the OFAC crap list or AML bad boy list-The entity to take in 300 investors and avoid the '40 Act such that the minimums can be set around $15k instead of much higher at around $50kThe target investor population would go from around 3% of domestic folks to most of the people on the planet.
