@Phil Earley and @Robert Gilstrap,First let me say that I am fond of most property managers and believe they do bring value quite often.

I fondly remember the days when I got started buying lots for $25 and condos for $4000. 

Selling for below market value to get a sale is not something I am fond off, we rehab them right so we look better than the competition, and sell them for more then the typical home in the neighborhood, and we average under 30 days on the market. 

My brother and I had hopes and dreams of bringing back older neighborhoods we were fond of as kids and hoped to turn the tide from deteriorating to improving.

I wasn't too fond of the market there though.

As a native Hoosier I'm very fond of Bloomington.

Like I said, I am pretty interested to hear what you are not fond of and why.

I would care about that a lot if I were pur basing land to develop and sell.I'm not overly fond of the Portland market in general at the moment for buy and hold cash flow properties unless you find a steal of a deal.
