My cost to Airbnb is better than VRBO and the same as direct (I pay a 3% merchant fee).  

WE dont pay a fee for the credit line as I mentioned just 1/2 point for each new loan..

The tenant has not been the greatest, one example being late on paying with not always paying the late fees.

During the 2years we’re spending $ on attorney fees, and I’ve got that “queasy” feeling, especially since it’s questionable whether or not the properties are worth the amount we are owed.

The reason I say this is because Europe experienced the exact same spike in inflation, except they never increased M2 like we did, it's just flat.

In order to encourage tenants to get renter's insurance, we have been contemplating instituting a $50 monthly fee until they provide proof of renter's insurance with the owner listed as an additional insured, but not sure how well that would hold up if we ever had to evict. 

Once I gave them the online option, however, and the bank didn't deliver one tenant's check causing a late fee, they've all used the online option.

I heard it cost $100 filing fee so I didn't want to waste money if I didn't have to. 

You can always build in a small extra fee for a realtor if its an off market property.
