It's not Playa Vista nor Marina del Rey and prices are close to those areas.When Google purchased and rented those ex Hughes lands, 5 years ago Westchester was a good buy.Inglewood has more upside right now.

My end goal is to acquire as many as possible for long term passive income.My question, as the title suggests, is how to properly analyze a deal and what MOST folks like to use as a measuring stick to be considered a good deal.Brandon Turner says he only jumps on a rental that will bring a 12% cash on cash return after everything is accounted for (PITI, vacancy, maintenance, cap ex, management, etc.)

Your Cap-ex number is just a shot in the dark without knowing the age of the roof, mechanicals, etc, but $200/month is probably fine.4) Investments usually require 25% down.5) Closing costs are waaay too low.

I plug in $750 per door for cap ex, and depending on the size of the building, put in another number to cover maintenance.

The other thing that is helpful is a list of cap ex improvements in the last 5 years, age of roof, Hvac, plumbing, electric, last interior updates, who's managing it, any city hazards/issues
