I can view stats about cost of the place, how much it rents for, etc., but I can't see inside the place, what it looks like, what the renovation quality is like, etc.I'm a bit afraid of just committing to a purchase without seeing it myself, and from what I understand many of these turnkey units sell immediately after being listed, so timing is sort of important.Initially, I thought I'd ask my family who lives in the area to go check the places out for me, then make a purchasing decision, do inspections, etc.

Right now, getting stats about a property without visiting the properties saves time.

This weekend I will look at some stats on population growth vs. housing supply in, and around Norman to get a better idea. 

They need this info for their stats, etc.Document area with photos.Develop a relationship with your council member for that neighborhood and find out what they are doing and report same to council member.Get on Next Door and monitor it from that as well.This could be a safety issue for your tenants as well; as a landlord you are obligated to protect and provide to them safe housing; if you need to build a fence or whatever then do it.Get involved!

I have a great lender here in Illinois who can do some of the surrounding stats as well. 

I, of course, went out to Memphis and examined their operation before I invested. 

Agree with @Carl Fischer that you should engage a tax CPA or EA to examine your unique facts and circumstances...However the distinction between who owns the roof is important and determines tax treatment. 

Look at the crime stats for the areas as well when considering the property.

I'm expecting to test for my FL's license exam in Spring and been wondering about the benefits and if I should really be pursuing this.
