If they've not implemented any energy conservation then Utilities too.

I would make sure they understand you are taking on the burden of fixing up the place, and I would be buying it now before they spent all their time and energy getting it fixed up...The more time and money they spend the more they will expect at the point of sale.   

The company makes life easier, so people don't have to worry about their commute or buying groceries or getting the bike fixed, because they do that on site (facebook has a bike shop on site of course), so you can spend more time and energy working on your projects.

They’ll be requiring financials up front. as wayne states unless your being paid for site aquasition buy a company.. ( I did this in the 80s for a big syndicator) this is a complete waste of your time and energy.. folks that own and buy these are looking to do business with commercial brokers like Joel above you will have a hard time getting past first base on this one.stick to SFR's and unsophisticated sellers and buyers.. that's were wholesalers play the best. 

Probably not worth the energy you'd have to put in to it.Equally so with chasing foreclosures.

I have too much kinetic energy to be stuck in one place for too long and want to be out moving around.
