The area is loaded with men on 1-2 year contracts who have homes some where else and they just need 1-2 years of safe, clean, comfortable housing and the only other option is seedy hotels.

I agree with everyone else that the downvote is more apt to be used for purposes other than it just being a bad post and the best remedy for a bad post or a bad comment is to quote it and engage with it and give your side.

Something else to consider is that once these properties are paid off, you could cross collateralize to purchase additional properties that fit your buy box so that you may not need to bring cash to the table for a down payment.
