Do you have any recommendations for real estate agents, contractors, or other resources in the area?

They wanted upgrades to electrical panel that was upgraded in 2009 to current code  (arc fault breakers) they said they would walk , I said good bye . 

Many things like electrical can often be upgraded.

Your biggest problems here are going to be how to properly qualify someone, what to do if someone stops paying, footing the bill if you have a big repair item, finding quality and reasonable vendors/contractors to fix things, and keeping track of payments.If this isn't you, give me some more context of where you're at and I can give some better insights.

I'm the real estate agent for the purchase, the contractor for the build and now the property manager for the property.

I hire a contractor to jet the line. 

Hey @Jacob Kurian - I have personally used the FHA loans several times here in Chicago both as an investor and many more as a general contractor.  

It's amazing to see old properties get renovated into something beautiful again - It's one of my favorite things about being a Chicago general contractor!
