I had pretty good success through these purchases.

And of course the appreciation can come a few ways if rents really rocket up.. but most rents in low value assets stay pretty stable and or there is major re gentrification like we experienced in Charleston SC . 

I'd agree with mortgage news daily - the "average mortgage rate" generally tracks very very closely with the 10-year treasury yield (+ a somewhat steady spread) - google and yahoo finance on that are pretty handy

You can probably find a 20% down DSCR Loan pretty easily, are you more trying to find something even less than that?

Most of them have tons of connections to reliable GCs, electricians, property managers, and pretty much anyone you would need!

I lived in the Poconos for a few years as a kid and my father still lives just off 33 near Wind Gap so I know the area pretty well (and my daughter's up in Bethlehem). 

We have LG models in our primary home and they are also pretty great.I would not get a washer smaller than 4.5 cubic feet and the matching dryer which is usually 7 cubic feet.
