Use the time you'll have to wait to learn, save money, and if you're disciplined and build a strong foundation you might find yourself ready during a better time of the market to invest, anyway.

If I did not stay disciplined with my repair budget then I might have been disappointed as I would have had to dip into my cash flow.

@Jose Leon Investing in anything takes time, education, and discipline.

The most confident investors I know are the ones who surround themselves with experts in various disciplines (real estate investing is too complex for one person to be an expert in all facets) and actively getting their hands dirty. 

@Carlos M Riquinha by the way, since you mention reading (am excellent goal), look for "4 Disciplines of Execution".

Of course, you could always be super disciplined and pay rent to yourself as well, whether you purchase a duplex or 4plex. 

It's also one of our weekly wholesaling disciplines that I believe are a critical component of our success.I also highly recommend them for new wholesalers because they are relatively cheap and if you do them right they can stay up for months.
