That said, liquidity is also expected to increase at least slightly in credit markets in the near and mid-term, so having your line limit reduced might not be as much of a threat as it would have been in recent years.If it were me, I'd err on the side of caution and pay the HELOC down as much as possible while keeping my eye on the creditor/ my limit for future needs.

Aside from health threats, there also is the economic danger that a stigma of previous meth activity would make the property harder to rent or sell.If you have experience with such a property or have expertise in remediation, I'd like to hear your thoughts.

Your druggie successor trustee may clean up long enough to to deal with this later were s/he to need money in a hurry so don't rule out that potential threat for later.I've successfully complete a number of AP deals (and still own those properties today).The problem with AP is that it's the tool of last resort as its time consuming, ever more difficult due to court-required noticing issues and a myriad of other problems that occur.

The 'threat' of the specific performance clause in reality is used to get the seller a better cash settlement than they would get without it as opposed to actually getting a court order for the specific performance.
