There are likely at least subtle differences between those proposals.In terms of good and bad experiences, you won't find an insurance company that doesn't produce happy and unhappy customers.  

Customer service is A+.

This shows if they understand the unique needs of someone who isn’t local.Local market knowledge – Get their thoughts on the current market and what trends they’re seeing in your target area.Communication and responsiveness – Ask about their preferred communication methods and how quickly they respond to inquiries.

The first has good live customer service you can chat with (Jack), but he can't do a .... thing about anything.

So those of you who are against the 1% rule or don't use it as a strong indicator, what is your preferred indicator on a deal, COC, ROI, cap rate? 

I prefer my cash flow to be just a bit better than that.I am happy investing in syndications and you are happy investing in SPY and SF active rentals.
