@David Cruice, looking at some multi family units in New Mexico, do you have a few tips to pass on to a new investor Possibly some Unknown’s that may come up or what are the most critical things to look for, what % does the city ratings/crime statistics have with determining the value of the investment?

Just Google your 'company name review'.These days, I believe the quality of your online reputation is critical to your business.

Your analysis is missing critical expenses (CapEx, Maintenance, Property Management, and others). 

If your spectrum of interests includes investments in real estate, then joining YCRE is an even more critical move.
