I am very excited to have finally started on my REI path.

Anyway I can only imagine this market will burst once rates drop as we've appreciated 10% YoY on "higher" interest rate environment.My 2 cents on your acquisition: Miami and Broward have many upcoming developments and it helps to know where they are being developed, as we all know, location is #1 and it helps being in the path of progression and gentrification. 

CT actually has some of the strongest protections for LLC's in the country...but it took some research (and money) to talk through that. 

If just going this path is more practical it would simplify things significantly, but everything I understand says introducing these new activities and the respective liability could expose our other property to risk if a nuclear claim occurred related to either property if they were part of the same LLC. 

Most brokerages across the country do not allow wholesaling or make you do it in a way that won't make it work the traditional way.The real question is why are you getting your license if you want to wholesale?

If you notice a lot of the responses in this forum is from all over the country.

If they all just follow an easier path and stop spamming on posts or asking for business and focus on adding value only, they will get 5x the business. 

Day's on market are trending upward in most areas of the country.

Our lake is not really a destination place...we do get some people coming from all over the country but they are coming for family reunions, and most people are 2-3 hours away from metro areas (Chicago/Indy/Detroit).
