Not to mention make it so much clearer for consumers who there working with, what they know, don't know, do, don't do, what to expect AND comprehension in pricing as everyone get's the difference in paralegal fee vs attorney fee, etc.. 

This is about getting as much information as possible to the BP community so they can assess and decide for themselves what is best for their own investment needs.

I think the only solid way of determining repair costs is by having a trusted contractor walk the property and assess it themselves. 

Credit reference agencies record this information and companies may use it to assess any future loan/credit applications you might make.

You could see if your landlord would be willing to entertain a bid from someone that you found that is a licensed contractor in your state.Is the replacement assessment based on what the repair person stated, or just what the landlord wants? 

The MLS of Illinois is not comprehensive as far as NWI is concerned.

As many of you may know, Assembly Bill 968 (AB-968) has recently been passed, which mandates a comprehensive disclosure of repairs and renovations from sellers who flip one-to-four-unit properties within 18 months of buying them.For those who are not familiar with the details, AB-968 requires sellers to disclose all repairs and renovations performed on the property during their ownership period.

After thorough research and initial assessments, I estimate the rehabilitation costs to be approximately $250,000.
