The Panama City market has been sliding forever thus why I never recommend buying much in the city except if you want to move here (still...renting makes more sense at the moment)Investing in the city really only comes down to doing a STR business based either on leverage or co-hosting models as rents are extremely low and there is SO MANY apartments and houses that are empty, doing nothing for 2 or more years.

I'm not familiar with Indiana law specifically but in Colorado where I am the security deposit is the security deposit and is not paid per person unless you're renting by the room, but if both tenants signed a joint lease a full security deposit should be yours until the end of the lease and it's up to them to handle amongst themselves

I live in CO and my mountain property has water under it but is about 50k to drill, since we plan to rent it we are putting forth the money but also doing a rainwater collection system for the garden (in CO we can only collect up to 110gal)
