Charity &/or helping people to satiate a personal desire should never be confused with making a business decision on how to efficiently run a rental property portfolio.

Your business decision should not be based on helping out unless your a charity.

If you buy a 30K house and make 25% on your money for just  10 years, you can walk away from the house, or give it to charity and be ahead of most investors on a ROE and COC basis. that being said, I don't do it.

It wouldn’t hurt to offer a small “bribe”, like a gift card or donation to their favorite charity.
