I think I will go this route as the PMI will not add a significant % to the interest when compared with interest I would pay to get that 20k by other means (student loans not paid off).I have found a house listed at 125k that is a 3/2 1000 sq. ft. ranch with nice updates (granite countertops, hardwood refinish, cherry wood cabinets, finished basement, modern bathrooms, etc.), garage, deck, and an 800 sq. ft., finished, basement.

You need to decide what things you might want like under cabinet lighting, central vacuum, and garbage disposals to name a few items that are often overlooked during the bidding process.Since you mentioned it, one of the biggest mistakes I see in plans designed by owners or bought from one of the many plan books is the garage.

well... you would think that would be the case... but...this property is in a city that has no zoning, no formal way of evaluating a property and has no history of inspecting a property.home sits on 8 different lotsfurther, this isnt a rehab. the corporation who bought the home upgraded beyond belief. beautiful trim, accents, original antique knobs, new cabinets in kitchen, new appliances, new texture on walls, tasteful paint in all rooms, fans in each room, 2 big *** HVAC units, foundation repaired, new roof (although an E1 tornado touched down 1/10th of a mile from the home yesterday), new windows, gorgeous flooring is original and was refinished 2 years ago - clean, clean, clean and even cleaner!

What about turnover costs (when a tenant leaves, you'll likely have to paint, replace some flooring, repair or replace cabinets/countertops, etc)?
