I would hold it.Reason 1: If you are fixing it up and putting new appliances and such your chances of things braking are much lower, and cash flow goes up nicely, and tenant don't call as much. 

Hi @William Laurent,It is kind of like to fix car brakes for someone else, you have to be licensed by the state.

There is a potion of each day spent in the office keeping everything up to date and organized so that we flow fluidly... returning phone calls, emails, and varied other tasks. 

Only a few concerns/annoyances.1-Having a fluid rent payment system set up in regards to how and which bank account while juggling the mortgage/utility payments.2-As @Michele Fischer posted, find a good handy man.

It's in the kind of neighborhood where nobody cares if you do an oil change or brake job in the driveway on Saturday, or if the car has to sit until payday, when you can go to the car parts store, but I wanted to have something to cover me if they have a dead car sitting there for weeks at a time.3) There were a couple of steps in my screening.

Because the real estate consumer has changed.As you read through industry publications, supply/demand reports, and prognostications from segment industry insiders the one caviot many are reporting is the changing dynamic of today's consumer as their habits relate to real estate.The bulk of renters today are composed of Millenials who have a desire to live a fluid lifestyle where movement and change is easier to incorporate into their lives due in large part because of their frequency in changing jobs.

And for sure RE is fluid and dynamic  what we are all working on today may be a thing of the past in 24 months... just depends on what you like to concentrate on ...
