So I'd recommend thinking about who you want in the property and then determining the bed configurations and numberthank you so much, great things to think about: i hear others echo your sentiment not to count the sleeper sofa as a bed as much as a 'bonus' if people ask, so i appreciate this insight. i thought it might be okay, as it's memory foam with a topper, but ultimately i agree that it's not where i'd want to sleep.

In long term I may settle for hybrid or something like only taking 50k loans, syndication, accelerated depreciation (assuming bonus depreciation doesnt go away) , pay back and repeat.

I would also add a bonus at the end that is directly tied to the profit on the property, maybe 5% or so.

The large scale BRRR can be tricky, but having a JV from the start will help.My clients down in GA are doing well with a BRRR centered strategy, but focused on one, or both of these things to cash flow quickly:1) 2-4 unit properties2) Section 8In most lending circles, your 2-4 units are going to be classified in the same category as a SFH, so to rehab a hand full of those, you don't take the same kind of rate hit as the 5+ unit properties, but you also don't have the same kind of "experience" issues as you do with larger developments.
