This includes that we are down about $1.5m in our investments, our STRs are at $0 rent since March 10 through at least April 16 (down about $20k STR rent as we get ~$16k/month) and we really do not know for how long (so the $20k lost rent is the minimum, we could be out a lot more rent), we have not gotten our April LTR rents to know how much they will be down but have been contacted by two tenants who indicated they may be a little short (if it was only these two tenants then that would be good, but I fear some tenants are not contacting us due to the difficulty of the conversation and, with zero evictions possible, no pressing need).  

Bottom line:  Well-earned bad press for Zillow; solid opportunity for the "real" real estate investors.  

The opportunities will be there, those of us that can weather the storm will be in a position to prosper.Do not get caught up in the negativity of the day, see the opportunity, take the time to better yourself and your positions and be ready to pounce when these opportunities present themselves, this virus is pressing the reset button in a lot of ways you just need to stay positive so you can see the opportunities for what they are when they come! 

Even if it is closer to 12 months, that is still short of a normal development cycle.I don't have any inside knowledge, but I do think there is midterm risk in the lending market, and I would encourage anyone with maturity dates in the next year to start working (or press ahead) getting a sale or refi done.

If pressed, tell the writer that since he/she assumes the right to tell you/us what we should do (as a third party...having absolutely no connection to this), that must in turn give you/us the right to tell him/her to also take no income and receive no relief in expenses equal to what he/she says you/we should be taking.The tenants are just as responsible for making the payments to retain their homes, as REI are for making the payments needed to provide them these homes.Since in his/her own words, these tenants "deserve a place to live", why not put their money where their mouth is...and provide them all a place to live in his/her home...for free of course.As a noted scholar of many decades once said, "what a maroon"

But regardless, when I pressed about the loan modification she had zero information about what makes me eligible and did imply that although right now a simple 3 month forbearance was on the table "no questions asked" the loan modification would be subject to review.
