If it's a great deal, I would get in touch with an attorney now and have them assist so you lock it up correctly.Why don't they want to sell until Feb? 

Then additional expenses for virtual assistants, legal help, accounting, etc.  

I have a few friends in the area that have moved houses and none of them would recommend the individual or company hired.
