I wouldn't worry.You can pay to have 3 more appraisers, an architect, a surveyor, and 2 home inspectors go out there, and every single one will have a different measurement.

-I partner on most deals and take only a 9% GC fee which 4.5% is deferred until project close out -we are partnered with architects (both HOU/ATX markets) and have a design team so most of our equity partners are silent on the deal (unless they would like input on everything) since our team has a combined 45+ year experience acquiring, designing, marketing, and selling spec/design build homes.

The plan is to convert the commercial space (currently 1 of the 4 units) to a residential unit, which I've already cleared with the city permit/inspections office and have spoken with an architect regarding the process.

For me, I began finding value for investors by finding them properties that were worth their time, and as an agent my benefit there was to list the property, but as a partner I was the person who found the property, took risk with the lenders, worked with the architect & engineers, went through the city meetings, worked with neighbors and the council to approve my project, worked with contractors, found tenants and manage. that all led into a massive education where one mistake was made after another and it provided lessons that I am able to share with others to help them grow (also the major benefit of BP), but really its not until you get into It where you will really learn, because its likely those mistakes will happen.
