Biggest gamechanger was going from 1st to 2nd property was getting a property with 5 bedrooms.

Additionally, we're looking to convert the detached garage into a one-bedroom ADU, especially since the bylaws are being amended to allow ADUs on the same lot as a single-family home.Our goal is to continue building our portfolio with multifamily properties, and I would like to aim for acquiring more than one property per year.

Rehabbed the property to add another bathroom and bedroom.

We'll be listing our primary home for rent in about a year, so adding value to that (e.g. creating a 5th bedroom), and then qualifying for an owner-occupied mortgage in our next city could be a good start. - @Michael Dumler Hahah it was time for a pivot away from my full time job in tech anyway.

If the potential tenant dd not like the property then follow up may not be needed, if it is an objection that you can not overcome. ie they need more bedrooms or they don't like something close to the place.

I am planning to buy a house in Bronx, close to the city, I found a single family house 1 and 1/2 bathroom, 3 bedroom, finished basement, garage, and yard,The house looks in really good condition, I already made an offer for 570.000, in melrose Bronx, I know this is not a safe neighborhood, but I do believe the house will appreciate and also I think I could easily rent it since it’s close to the subway,What do you guys think, will a house in melrose Bronx will appreciate it, taking into account it is close to projects and it’s in melrose? 

@Matt Wells- DSCR  loan will be your best bet if you are  having  DTI  qualifying issues...make sure your  rental income is ample to qualify
