Youre not paying a penny more in fees than what they should have given you in the initial terms agreement. 

Also, in the rental agreement, it says:"HOLD HARMLESS AND INDEMNITY: OWNER of rental property shall not be liable forany damages and/or injury to TENANT and/or their guest(s), or their personal propertydue to TENANT’S acts, actions or neglect.

With that said, there have been more realistic seller expectations to the tune of significantly reduced purchase prices both pre and post executed agreements.

If you’re not yet married I would recommend a partnership agreement that spells out your agreed upon exit strategies in the event that things go wrong with the investment or your relationship.
