Then find out if rules were to ever reverse, do the CC&RR's have a clause protecting existing rental permit owners so they are grandfathered in despite any changes in the future.Also, check the OTA's to see if anyone in this desirable lake location are advertising their 30+ day rental.

So I am seeking advise on platforms to advertise the units, how to vet potiential tenents, how to create a lease agreement, how to collect rent, and any other helpful tips/advise that anyone would have. 

Also look and advertise on the Craigslist site appropriate for that part of Florida.

Just know if you want low money down and you do owner finance/subto/lease options, you will need to do direct to seller advertising and have a good real estate attorney.

If you decide to sell figure out if the problem is your price or your pix/advertising.
