Perhaps we "buy" the house from them for the $328K balance to satisfy the lender and don't need a large down payment and then have a separate contract with them to pay $x per month until we've paid the full $172K amount.

Or even a contractor that does large additions and then move towards ground-up stuff.

If you have a large mortgage, the penalty can be pricey (eg $50K). 

Collection agency turnover the case to attorneys rarely only when judgement is large and landlord is willing to pay heavy attorney fee, which can start at around $3000 for filing garnishment but even that doesn't go anywhere without a valid address of the tenant.

It’s better to have less rooms and to have them large enough to comfortably fit a queen bed.

Everything went really well except for the fact that they sold the loan to a hedge fund before closing and the hedge fund's fees were added to the loanguys fees and it all added up quite a bit so I changed my mind at the closing table and used a private lender that is friends with the closing attorney. 

As high rent drives people out of homes, the community at large pays the price for homelessness and the resultant problems that accompany that experience.   

That is the main reason.. so they can low ball and make large spreads .. or withhold facts on the house and get their assignment fee and move on without much risk.

Those in themselves are great education.Degrees won’t help you much unless you are trying to get a job at a large fund.
