Yes there are syndicated deals for AL with Memory Care (usually added on) but majority are 506C and require you to be accredited. 

For people who are non-accredited investors, that want passive investments, what have you found to be the very best return for a passive (or nearly passive) investing opportunity?

And the big facilities the portfolio lenders have which is dominated by hedge fund investing.there are though some outlets that allow non accredited note investors to buy PERFORMING commercial NOTES>. as well as you can buy all sorts of NPN all over the country that are usually Owner occ.Now one of the reasons is there are MORE owner occ than commercial.. so the Guru's who a talked about here Scott Carson etc and his students who are well represented on BP.. this is the space they know and talk about..

I am incorporating a lot of creative education in his schooling (as he is home schooled). 

I don't have my associates degree simply a Computer Graphics Certificate from an accredited community college and about 8 years work experience in the industry.

If accredited you could start looking at putting $50K into apartment deals that are run by experts w/solid track records to give you some geographic diversification, scale.

In West Virginia, there were only around 10 or 12 accredited online programs, one of which was Cooke School of Real Estate, which I used for my classes.
