I was given hose for water heater to extend the season, and had planned to have the neighbor put up posts for shade cloth for more summer use.

I do not buy a lot of clothes/nonsense and never spend more than $9k on a car.

With buildings you have to compare apples to apples.My 20 unit I own is 5 buildings of quad's.They are 30 years old in an A location.They are town home style when you walk in main level dining,kitchen,1/2 bath,living room,and the upstairs each has a master bedroom with a full bath about 1,200 sq ft in each unit.As tenants have told me they like it because it is more like a house feeling.They like the fact unlike an apartment complex where you have people below you,beside you,back of you,above you where you can hear everything.Also you can't control the tenant upstairs using a cheap hose on a washer/dryer and then having a huge water leak into your unit.There are advantages such as those properties typically have amenities etc.Does this building you are looking at have laundry on site,laundry in the unit,or does the tenant have to go to a coin laundry down the road to do clothes??

And the way I see it, she pays for her indulgences (shoes, food, clothes) and I pay for mine (DJ gear, electronic gadgets, computers).

Not sure if that is feasible, but you might want to price it out to see if makes sense to start fresh and not have to worry about cloth wiring, etc.  

I’ve saved well (nothing to spend money on here), but I don’t have a car, clothes (other than what’s in my backpack), or any items in storage.

There are numerous apartments, a Marriott hotel,  dog friendly parks, walking paths, fountains and small "lake", entertainment venues, night clubs, retail, boutiques, yoga, gyms, restaurants and personal care beauty services minutes away, There are many corporate HQ's within a few minutes drive, plus it is on the tollway and 5 minutes from 121.

Offer to have some rooms already furnished and charge a higher rent for that (some students are so far away from home, all they have is blankets, pillows and their clothes).

It is an exceptional paint, but can be a little hard to get off your clothes or floor once it dries, so do your clean up quickly!

Storage is critical and I would hate to have to walk into another room to get my clothes.
