I say this for a couple of reasons. 1) You will be living in the property, so ultimately you want a property that is somewhere you would like to live 2) Better location will be far easier to rent & likely demand higher rents.Lastly, I am unsure if you have an Instagram, but I have a house-hacking physician assistant friend who posts a lot of great content about her experience in Pittsburgh @theinvestorpaGood luck Ashley!

Ultimately I'm looking for a cohort of people with a wide range of experience in real estate. 

My ultimate question is does anyone know if there is a property criteria for these products?

While cash flow is important, it should NOT be the ultimate financial goal.

But, my ultimate goal is to have a decent portfolio with a steady income/cashflow. 

So any lien filed prior to the one that is foreclosing will survive.  

And make enough money.The real question is how do you survive the first 5 flips.

Lots of landlords would rather leave a space vacant for another 6 months and wait for the right deal than to lease it at below what the space could ultimately get. 

No matter what you don’t ultimately want to pay for a tenants AC or Heat because they have no incentive to conserve it.
