In either case I'd strongly consider exchanging, as I like the idea of "swap till you drop" and the multiplier effect it can have, especially generationally. 

One work around is to require a higher income to get in, therefore making it harder to swap jobs, or a larger deposit up front.

Maybe we can swap some ideas sometime. 

I think I'd start delivering pizza at night and use that to pay off your student loans AND I'd swap out that part time gig for a full time gig (+ do the pizza on the side).

@Melissa Bovee  As a fellow Tahoe investor, I can understand your dilemma regarding swapping your service providers as it often feels like you are on a tightrope with what you might get once you 'break the news'. 

Start saving up for a tub swap out.

Been doing this since 2009, I a have seen the bottom and now the top.   1031 Swap is a wonderful thing.   

After 5 yrs the rate will reset to then existing US SWAP 5- yr plus 375 basis points.
