I've paid for the land, architect/permit fees, excavation and foundation out of pocket.  

My gardener went to remove a tree that was growing roots underneath the foundation, and when he sent me photos, there was cigarette butts all around the back patio and front of the house

However, the largest line item in any new home construction cost for this type of home is the Builder, followed by the framing package and then the foundation system. 

However the repairs he is asking for include hiring a structural engineer because he believes the foundation is crumbling. 

If not, stop what you are doing and don't analyze until you look at 10-20 homes in your area just to get a feel for smell, repairs, foundations, etc.Too many new investors are talking about how many deals they are analyzing when they have never even seen a property.

the house still needs foundation repairs as well as new windows, new ac and a handful of other items.

What I've learned in the end is that these home inspectors are not skilled in communication and they treat a small issue equally with a crack in the foundation or faulty electric panel. 

If you establish a business foundation you can invest with family successfully.
