Adhering to the listing agreement solely, the way most are written, without the neighbor excluded in writing….the agreement will say agent B is owed a commission,…period.But from a practical point of view, with past and future business with developer, the agent will/should likely say…”okay, no harm no foul” since the neighbor has been in contact with the seller for years.

Especially that last sentence.His is not really an ethics question but more of a business fair practice question...

You can listen to the 1,000+ episodes of the podcast, read the 10,000 blog articles, any of the 40 books, and otherwise immerse yourself to your heart's content until you feel ready.You can browse markets, look at deals, learn to manage properties, practice analyzing deals or estimating rent, and meet with Agents, Lenders, Property Managers, Tax Pros, and Syndicators offering Passive Investments. 

That may very well be the case in a practical sense as a judge may just toss the case if the judge sees the mortgage is being paid on a timely fashion.

It costs money to defend against the commission as I hired an attorney help me and it was worth it.The final alternate approach to the PM company is also to threaten and again if no traction is made to contact the state attorney general about their business practices.

The team mentality was touted buy not practiced. 

Unfortunately this is a buyer beware situation and predatory business practices are legal.
