Look for signs of partially melted plastic rings around the water inlet/outlet locations or staining on the top surface of the tank right around the flue pipe.

And then install a ceiling mount circular/oval curtain ring that takes 2 curtains.

I would move, but not as familiar with the rental market outside the 95 ring, I guess more research is needed on my part
