North Linden, South of Main, Vassor Village, Woodland Park, MT Vernon, Milo-Grogan, Franklinton, Merrion Village, Hungarian Village, Southern Orchards, Driving Park, Olde Towne East, Franklin Park, King Lincoln, Old Oaks, Livingston Park are all but not limited to some areas in Columbus, Ohio I think will gentrify quickly and make for great long term buy and holds.You should stop by the office while you are here. 

Neighborhoods: Hunters Creek, Regency Oaks, Tanglewood.There are other areas being revitalized closer to downtown that a lot of people are investing in as well such as Dignowity, Denver Heights, etc.

I have a feeling that while the seller might WANT to keep the earnest $, and might try to bluff into to keeping it, that email might qualify as notification "in writing" for legal purposes - worth asking your lawyer.

for the rentals we use Kitchen Kompact from HD. they are distrubuted by Williams, which has a warehouse about 1 hrs away. they come in a few colors, i just get the oak because that can take a beating and not even show it.not sure if other areas of the country have this, but it's just under $100 per box. i love them.
