Hi @Rachelle BertumenI live and work in the Truckee/Lake Tahoe area and personally own two long-term multifamily units in Reno.

Maybe I should have clarified, like I said I posted on here before about this tenant, they both lived there husband left months ago just her there, he left all his stuff, she left most of her stuff, my 14 day notice I gave her ended on 31st of Jan, she told me she was out, husband wants to get stuff and throw out /clean out what's there that's why the dumpster, I just want to know if I can change locks or should I leave it till they remove there stuff, I was going to post a 15 day get your belongings out or I will disgard notice on the door.

My property manager called (I live in Denver) and told me they got it turned off pretty quickly, but a whole wall's worth of drywall was damaged. 

I'm a Realtor with a couple properties listed in Boise, ID and a neighboring town for my investor/client that are currently rented as co-living or rent-by-the-room and getting killer income. (7.3% - 9.5% Cap rate) So far, every inquiry has been baffled by the concept of co-living or rent-by-the-room and immediately ask if they're being run as a halfway-house (which they are not).

If I were investing in eastern WA, or where my extended family lives in Pennsylvania, those 100k houses in good condition are a real thing there.  

I live in my own primary residence and that is fully paid off. 

@Marcus Stokescan you start with a live-in flip or house hack instead?

I am currently in the market to purchase a tri-plex with the plan to live in one unit, make upgrades, and rent the other two out.
