Where at in Michigan are you in, I'm from Toledo and spent a lot of time there. 

Because they've spent the last three years telling everyone who will listen out in California and online how wonderful it is investing long distance in crap properties in Ohio.

You planted trees and a garden in this strip for years and spent many, many hours maintaining this area.

Because of this, I have spent too much time listening and deferring versus politely pushing back and asserting myself.

I have a policy that cost me 50k for 10 years then normal builders liability that cost me another 50k per year.. my agent is telling me that if I dont have current policy say 3 years down the line the 50k per year wont kick in because i dont have a current policy.. the 50k i spent on the 10 year is just basically for litigation defense.. your thoughts on the matter. ??

I built the property in 2005 each unit is 4 bedrooms 3 bath  in Houston Texas I just spent the weekend masterminding with serious players in the group home space. 

I have spent a lot of education and it has paid off many times over. 

I personally did not feel it was worth the 9,700 plus that I spent.  

I paid $307k cash and spent another 30k + to fix it.
