You area also, per all State laws, to disclose your status as a RE licensee in all transactions.

You can be the "licensee" of a 6-bed, and hire an administrator, but you've already figured out that your profit margin is pretty thin.

If the tenant has not given up possession of the premises, you can't bring a licensee holdover proceeding in court.

However, I did my own research with Exp Realty which they do provide the licensees with all the trainings online, multiple listing service membership and flexible hours that I learn and practice after business hours.

In Oklahoma, they just changed the law about wholesaling where we can't "publicly market" without a license & still gets kinda iffy, if the licensee is doing any transactions with wholesalers .

Listing your own properties that you flip may help you save more of the money from your deals, and potentially help you if you find buyers that you want to represent or refer out to another licensee for a referral fee.
