If you pass the Zoning department review you get to sit and wait for another Intake review only to leave your 10 copies of plans and survey for another 3-6 weeks turn around if you are lucky.... final processing/ typing and payment for your new shiny building permit.

Hi all,I had a timed investment finally become available and have been considering putting it into a STR venture.  

Once title company had finalized title search, seller decided not to follow thru with the closing.  

A little about my situation: I am a 33-year-old single mom who has finally gotten her finances in order after getting my Bachelor’s degree in 2022 which allowed me to get a high-paying job with great benefits (401K + matching). 

Have a tenant who broke the lease and I agreed to let her out for a fee, which she finally agreed to but has made no effort to pay.

I would be much more apt to invest in this type of deal, if you are truly a second, recorded lien position with a fixed interest rate and a capped upside upon any capital event.And finally, there is all the basic underwriting needs which will vary deal by deal.  

This was an off-market deal that needed a lot of negotiations with the sellers and we finally convinced them to sell it to us and our investors.

Then the final 2 were foreclosed on. 

I fought with them for months and finally had to call my credit card and tell them it was fraud.
