This is why the agencies don't let you swap out management companies, or engage in unexpected mass-renovations (as opposed to simply renovating on turnovers), without their prior approval.

But most, simply hire fee based management companies.  

If you try to buy for cash flow in 3-5 years while still getting a property you like, you're going to go into analysis paralysis and will likely find yourself second guessing every property to the point where you won't be able to take action on anything.In my opinion, the Denver market simply cannot continue on as it has been.  

However, if ego dictates to upgrade the photos, you simply create a Zillow account, put it as "For Sale By Owner" for a price higher than it would sell for, upload the desired photos, wait about a week and then cancel the FSBO.

In that case I don't go back and forth, I simply tell them they can have a refund for unused nights if they leave immediately. 

You might want to consider the costs and work of simply selling and acquiring new property.

Just like you said with most real estate agents as well - many are incredibly lazy, unfocused, or just simply have no idea what they are actually doing.

Or god forbid 3 years like Oakland is still suffering under.

Most lenders will try to steer you away simply because they don’t know how to do them.
