I have also been "creative" by converting garage space to legal living sq ftage (master bdrm with en suite bathroom, WIC and mud room/laundry room), legalizing an illegal inlaw unit in SF (no small feat), and even setting precedence in San Mateo Co by getting a "tiny house" legalized as an ADU.

@David Torres redemption rights are tricky as you allude to.. in our state where Sheriffs sales en masse like what happened a few years ago we had no case law on most of it. as Sheriffs sales for owner occ homes was rare as hen teeth.. the law was always there but sheriffs sales were usually for intestate situations for commercial deals.One issue with redeeming.. at least in our state.. is what happens with junior liens.. in our state if you do redeem the juniors pop back up and attach again.. so its a pretty complicated process.

Brian:IMHO a laundry room is not worth it in a smaller building (say less than 12-16 units) and you will get better return (and less operating expense) with en-suite laundry.
